ARCHITECTURAL GUIDELINES

For current residents

The CPCA Architectural Review Process preserves the attractiveness of our neighborhood. The purpose of this process is to create an enjoyable community for us to live and to maintain our property values. The restrictive covenants of Cameron Park help enforce this policy, but nothing is as effective as the cooperation of the entire community.

As stated in the Declaration of Covenants, Conditions, Easements and Restrictions for Cameron Park Subdivision, (Book 7736, Page 836, Article V, Architectural Control): “No site preparation (including, but not limited to grading, elevation work, landscaping, sloping or tree work) or initial construction, erection or installation of any improvements, including but not limited to, buildings, fences, signs, walls, bulkheads, screens, landscaping, plantings, equipment, or other structures shall be commenced, erected, placed, altered or maintained upon any lot, until the plans and specifications showing the nature, kind, shape, height, materials, exterior colors, siding, location and elevations of the proposed improvements, landscaping or plantings shall have been submitted to, and approved in writing by, as to harmony of external design and location in relation to surrounding structures and topography, an Architectural Committee…”

Guidelines when planning an architectural project…

1) Subdivision Ordinances of the Town of Apex

Follow all applicable Subdivision Ordinances of the Town of Apex.

2) Easements

Be aware of easements (“An easement is the property that the Town uses to access utilities such as water, sewer, and electric lines to perform routine maintenance and repairs. All easements and rights-of way are indicated on property surveys.” See: http://www.apexnc.org/depts/pw/easements.cfm).

3) Digging in your yard?

If you plan to dig in your yard, call NC One Call Center (1-800-632-4949) to have utility lines marked.

4) Neighbors

If your project affects your neighbor(s), talk with them about your plans and discuss solutions acceptable to all parties. For example: building a fence on a property line or connecting to an existing fence requires a “Letter of Conveyance” from the affected property owners.

5) Property Lines

If your project is near a property line(s), make sure you know exactly where the property line is located.

If there is doubt, your property should be surveyed. Project plans should include a scale map showing property lines, easements, measurements of structures, measurements relative to property lines, etc.

Please submit an electronic copy of the completed form (PDF and DOC included in links of interest above) and any relevant attachments (such as a scale map with proposed project, diagrams, etc.) via email to the CPCA Architecture committee at the following email address: architectureadmin@hrw.net.
